This 12-level office building is situated on an island site between Collins Street and Bourke Street in the heart of the financial precinct. 505 Little Collins Street is just 400m from the Southern Cross Station and is surrounded by market-leading amenity. With its large, flexible floor plates, the building has a strong and sticky tenant profile.

As experienced, ‘on the ground’ investment managers, we quickly identified how to reposition the asset while retaining and attracting tenants. We collaborated with AEW to bring the building back to life. Our project team focused on the ground floor lobby and streetscape, replacing the entire façade and activating the unused rooftop terrace area. This elevated space can now be used by tenants and the general public, adding to the rich amenity of the area.
